Background

Olympia Centre is located in the heart of Chicago’s Magnificent Mile shopping district on North Michigan Avenue. It’s a high rise, mixed-use building comprised of retail stores at street level, class A office space, and luxury residences. The building, with over 1 million square feet, and constructed circa 1986, was in need of various structural and interior upgrades to meet the needs of its building occupants and owners. Olympia Centre engaged The Burns Companies as an owner’s representative to coordinate a series of complex renovations.

Assignment

Before starting renovations, a full cost-analysis was performed and strategic recommendations were made to the owner to set expectations and identify potential problem areas for conducting renovations.  Due to the high traffic nature of the building, extensive interfacing was required with occupants and officials to negotiate the proper implementation of the upgrades.  The goal was to reduce inconveniences to building occupants, and provide efficient navigation of construction areas.  Once the project was approved, all contract negotiations were made and project schedules established by Burns.  The project entailed full project and construction cost management with detailed reporting back to the owners on a regular basis, interfacing with all involved parties, and keeping tight project schedules and budgets.

Results

Due to the extensive planning and preparations, the building upgrades and repairs were conducted on time and on budget. New cooling system components were installed to improve temperature regulation throughout the large building, as well as telecommunication upgrades, elevator modernization, exterior façade upgrades, and garage and other structural repairs.  In working closely with property management, it was noted how minimal the disruptions were throughout the renovation project for building occupants as well as customers of the retail component.
